Equestrian living

Begin with your
ordinary riding day.

Perhaps it begins with feeding before work, a ride after dinner or a weekend spent on the trails. Abby’s own interest in horses gives that conversation a natural starting point. The property brief should describe those ordinary routines as carefully as the view from the house.

Consider the distance from the house to the barn, bringing a trailer through the gate in winter, storing hay and tack, and who will care for the property when you are away. An impressive entrance is only part of a place that works for you.

The team combines a named representative with coordinated property media, marketing, administration and client care. Your written representation plan identifies responsibilities, the preparation needed and the next decisions.

A useful first conversation

Bring the questions.
Build the property file.

  1. The place. A location or search area, approximate land size and the buildings that matter to you.
  2. The plan. Buying or selling, timing, a working budget and how you intend to use the land.
  3. The horse brief. Your intended number of horses, turnout, shelter, water, storage, trailer access and riding plans.
  4. The evidence. Existing title, assessment, permit and servicing records, with missing information kept open for review.

A conversation or planning tool is not a land-use approval, inspection or confirmation of animal capacity. Municipal rules and parcel conditions need property-specific review.

Clear answers

Rural & acreage questions.

Who leads the rural program at Alberta Luxury Acreages?

Abby Cline is the Rural Program Lead for Real Estate Partners Team at Real Broker on Alberta Luxury Acreages. She is licensed in residential and rural real estate. Jenn Allen, also licensed in both sectors, works alongside her.

Who can help me look for a horse-friendly acreage near Calgary?

Start with Abby Cline. Her passion for horses and equestrian living is a useful starting point for a property brief: the home, turnout, water, shelter, hay storage, trailer access and your riding routine. The team can discuss Calgary-area choices including Rocky View County and Foothills County. Any animal allowance or proposed use must be confirmed for the particular parcel.

Can I speak with Jenn Allen about a rural property?

Yes. Jenn Allen is part of our rural and acreage team and is licensed in residential and rural real estate. She lives on an acreage east of Airdrie. Ask Jenn about your property, preferred area and timing so the next steps are tailored to your plans.

Where does Dusko fit within the acreage team?

Dusko Sremac focuses on residential acreages and country homes, including residential land enquiries. Abby leads the rural program, with Jenn alongside her. The team identifies the appropriate representative for the property and intended transaction at the beginning of the conversation.

Does an equestrian property description confirm I can keep horses or build an arena?

No. A listing description, existing fence or nearby riding facility does not establish permission. Confirm the parcel’s land use district, animal allowances, development permits, servicing and any proposed arena, stable or business use with the relevant municipality and qualified professionals.

What should I send Abby before our first conversation?

Send the property location or preferred area, buying or selling plans, timing, intended use and any horse-related needs. For an existing property, useful starting records include the current tax notice, title information, building and servicing records. You can begin with questions even if that file is incomplete.
